When selecting individual elements and materials for the interior, the main role was played by the quality of the materials used and at the same time the creation of a cozy and practical home for the family's everyday functioning.

Heart of the house
Spojovacím prvkem všech domů Rezidence pod Pálavou je velkoformátové atrium (16,6 m2). Atrium tvoří dominantu a srdce domu, je zcela otevřené venkovnímu prostředí a přináší přírodní světlo. Není totiž zastřešené a venkovní počasí i zeleň tak budete mít v létě v zimě přímo v obýváku.
Technicky velmi dobře vyřešené atrium z tvrzeného 4-skla (nerozbitný kalený Connex) bez nosných příček, je vyprojektované uprostřed 86 m2 velkého obytného prostoru v přízemí domu. Atrium je bezúdržbové a o mytí skla se postará nasmlouvaná úklidová firma.

A house that breathes
When building houses in the Rezidence pod Pálavou project, no expense is spared on the external walls, doors and windows, thus ensuring maximum "breathing" of the house. The burnt brick and wooden windows absorb moisture from both the interior and exterior, absorbing it and transferring it to where there is less air humidity.
The houses in our project are designed from the highest quality HELUZ FAMILY burnt ground blocks with a thickness of 440 mm and on a special thin-layer mortar, plastered without adhesives, with a classic three-layer plaster. This system has a very low heat transfer coefficient and also excellent thermal and humidity properties.

The individual houses in this project are perfectly soundproofed and the connecting gable walls completely prevent heat leakage. The heating of the houses is carried out with higher acquisition costs, but with an optimal degree of economic return. Surface ground collectors, i.e. the EARTH - WATER system.
Thanks to the use of technologies, the houses boast an energy efficiency rating of B.
Plenty of privacy
A very important and favorable circumstance is that no further development can ever grow above the houses behind the gardens. This is not allowed by the IV. zone of the Pálava Protected Landscape Area and also by the impossibility of establishing regular communication and completing utility networks.
Given that these lands are also owned by the investor, a bypass unpaved road will be built above the gardens to allow homeowners access to the gardens and yards for any equipment - construction of a swimming pool, garden house, wine cellar, import of trees, etc.
Since the future service road in front of the houses is blind, i.e. without other vehicle traffic, it is safe and quiet even for families with children. Also, due to the impassability, tourists, cyclists or fishermen will not disturb their privacy.


Principles of urban, architectural and artistic design
The Residence pod Pálavou project consists of ten identically designed family houses in a terraced arrangement, with the houses regularly offset from each other in both height and floor plan.
The family house consists of two volumes. The basic element of the house is a spacious first floor on the ground and two more residential floors built into the roof. As a reminiscence of traditional farm buildings, a single-storey volume with a flat roof is connected to the building from the garden side via a neck, which is designed to cover the entire width of the plot.
The resulting space, open upwards, is used for an open atrium. The glazed atrium and large-format glass doors to the terrace offer not only maximum daylight, but also a breathtaking view of the majestic Pálava slopes from every place on the residential ground floor.
The exterior elements and surfaces of all houses are designed with traditional and contemporary high-quality materials, such as stucco, facing brickwork, wood, limestone, etc. The aim is for the appearance of the new street not to be monotonous, but at the same time to be unified by common elements and thus fit in a modern way into the character of South Moravian buildings. The houses will have wooden Euro windows with insulating triple glazing. Interior doors will be wooden, set into wooden lining frames, full or with translucent glazing or partially or fully glazed. The roof covering will be designed with modern smooth Bramac Tegalit roofing.
